Stanley Coppola, RN, OHN, International Paper’s <a href="https://www.internationalpaper.com/location/franklin-mill" target="_blank">Franklin, Va., Pulp Mill</a>, was not always an occupational health nurse (OHN), but he always found ways to support those around him. He began his career in workers’ compensation insurance, while volunteering as an emergency medical technician. He became an emergency room RN just outside the heart of the Big Apple – New York City. Now, a little more than a year into his role at Franklin, Coppola, like the rest of IP’s OHN team, sees the strength of International Paper’s culture of safety within the communities where IP operates.

“It’s a small town. Everybody knows each other,” said Coppola. “It’s one thing to have coworkers you want to keep safe, but, when it’s family or close friends that you’ve known forever, they take ownership of watching out for each other.”

For our OHNs at IP, everything begins and ends with safety — nothing is more important than team members getting home to their families at the end of each shift. To make this possible, it requires teamwork to look out for each other and dedicated safety professionals to ensure everyone is following procedures and protocol.

A Better Pill to Swallow

Angela Conlay, RN, OHN, has lived just a 30-minute drive from the <a href="https://www.internationalpaper.com/location/mansfield-containerboard-mill" target="_blank">Mansfield, La. Containerboard Mill</a> nearly her entire life. Caring for her coworkers means caring for the people who make her community feel like home.

“Not only do we help when people are hurt, we do everything we can to prevent anything from happening in the first place,” she explained. “We educate as much as we can before, during and after anyone comes into our offices.”

Led by Donna Fudale, IP occupational health program manager, OHNs take the tall task of educating employees to heart. With regular weekly meetings, they discuss current topics, best practices and support each other in focusing on their facilities' unique needs. They also collaborate with each site’s environmental health and safety (EH&amp;S) teams.

“They aren’t pulling the teams into classrooms for eight hours at a time. Instead, they are going to the crews wherever they are to have open and hands-on discussions in their own work areas. Approaches like this matter to people because it helps things to stick.”

The Ripple Effects of Positive Impact

The concept of community plays an immense role in each of our mill’s culture of safety. Communities have been the heart of IP’s dedication to team members and safety for more than 125 years. There are many collaborative efforts, such as conversations and health fairs, to build trust and foster wellness – inside and outside the facility.

The annual health fairs organized by OHNs support employees even further by helping connect team members to a wide range of local community health services. These events offer eye exams, hearing tests, mammograms, dermatology screenings, safety and personal protective equipment demonstrations, opportunities to talk to physicians from hospitals and Veteran Affairs medical centers, and more. Every fair tends to look a little different, but each OHN pours a sky-high level of care into each one.

International Paper’s Occupational Health Nurses Are Leading a Community of Safety

The company’s 25th Sustainability Report also details: 

<ul><li>An action-oriented approach towards food systems[1] transformation, establishing four key pathways with targets, as launched at COP28.</li>
	<li>The launch of an aseptic beverage carton featuring a paper-based barrier, with 90% renewable content.</li>
	<li>A 47% reduction in operational greenhouse gas (GHG) emissions[2] since 2019.</li>
</ul>Tetra Pak launches its 25th Sustainability Report, which tracks the progress the company has made against its sustainability agenda. It focuses on five interdependent areas: food systems, circularity, climate, nature and social sustainability.

The company’s Sustainability Report FY23[3] shows a 20% reduction in value chain[4] GHG emissions and a 47% reduction in GHG emissions across its own operations since 2019. The latter puts Tetra Pak on track to meet its target of net zero GHG emissions in its own operations by 2030[5] and supports the company’s long-term ambition to work together with suppliers, customers and other stakeholders and achieve net-zero GHG emissions across the value chain by 2050.[6]

Another major milestone saw the launch of an aseptic beverage carton featuring a paper-based barrier, reducing its carbon footprint by a third (33%)[7] and bringing the company a step closer to developing the world’s most sustainable food package.[8] This world-first was a result of a €100 million investment in packaging research and development in 2023, with the same investment planned annually for the next five to ten years.

<ul><li>Expanding School Feeding Programmes: The company helped 64 million children in 49 countries to get access to milk and other nutritious beverages through School Feeding Programmes.</li>
	<li>Accelerating Recycling: Amount of carton packages collected and sent for recycling across the world rose by 7% compared to 2022. Additionally, there was a 14% increase in the volume of polyAl[9] sent for recycling.[10]</li>
	<li>Getting recognition, again, for Leadership in Corporate Transparency and Performance: For the eighth consecutive year, Tetra Pak was included in the CDP Forests ‘A List’. Additionally, the company received an ‘A-‘ rating in Water Security, despite it being the first year of reporting in this area.</li>
	<li>Actively implementing the UN Guiding Principles on Business and Human Rights.</li>

Tetra Pak Reveals 20% Greenhouse Gas Emissions Reduction Across Value Chain Since 2019

It may depend on where it is and what it offers.

The office market is widely viewed as the problem child in commercial real estate. There’s no doubt the sector has been disrupted and is in transition. But does this mean that working in an office is a thing of the past? We don’t think so. The current environment, which began with a pandemic and was followed by higher interest rates, has simply shined a brighter light on problems that have been building for decades—and what it may take to solve them.  
A lot has happened in the last few years to change the way people work and what they want from their workplaces. Remote work arrangements have lifted office vacancy rates while high borrowing costs are depressing property prices and making it harder to refinance loans. A large share of commercial real estate debt in general—and office space debt in particular—will mature in coming years and likely need to be repriced at lower levels.

US Offices: More (Modern) Space Needed

In the US, the issue is often framed solely as a problem of tenant demand. Or, perhaps more precisely, a lack of demand from some employees who are clinging to hybrid or remote work arrangements that were normalized during the pandemic.  
These changes in demand patterns are still evolving. But we also think the US is grappling with insufficient supply. There are too few recently built, environmentally friendly buildings near transit and with amenities that appeal to employees and can entice them back to the office. There are also too many older ones with inflexible super-structures, environmentally unfriendly systems and floor plates that can’t easily—or cost-effectively—be adapted to suit tenants’ current needs.

The Regional Mall Storyline Redux?

In some ways, the supply-demand mismatch echoes one that shook up regional American malls a decade ago. Many malls didn’t survive the transformational shifts that e-commerce triggered in the retail sector. But those that were well located and owned by landlords willing to commit capital to support the changing needs of the customers in their area evolved—and are stronger for it today.  
US office space, with some regional variations, appears to be facing a similar “adapt or die” situation. Data shows that the top-tier office buildings, which tend to be newer and more adaptable to changing needs, account for a disproportionate share of leasing activity.  
And the pandemic didn’t change tenant preference for newer office space. Since the first quarter of 2020, when the World Health Organization declared the COVID-19 outbreak a pandemic, there have been more than 127 million square feet of positive net absorption—the total amount of space leased minus the amount of space vacated—in US office buildings that were built or completely renovated in the last 10 years (Display).  
Older buildings—spaces built more than 10 years ago—had negative net absorption over the same period to the tune of 236 million square feet. In other words, tenants vacated more space than they occupied. In our view, finding an alternative use for some of these buildings, which won’t be easy for many buildings and in many jurisdictions, might nonetheless be the most promising solution.

Even among the newer buildings, there has been dispersion. Fourth-quarter vacancy rates last year were lower in the newest, most modern properties than in just slightly more dated ones.  
These top-tier offices are attractive to tenants who need their employees to be physically back at work on a full-time basis. They are typically aesthetically pleasing buildings with floor plate designs that allow for collaborative work and include plenty of meeting rooms, quiet rooms and social areas. They also offer best-in-class technology and audio-visual infrastructure; sustainable, energy-efficient heating and cooling systems; and proximity to transit, retail and a range of restaurants, from takeout to fine dining.  
We expect the allure of these centrally located buildings with modern amenities to help companies not only draw workers back to the office but also retain their best employees.

The “return to the office” push might explain why the number of tenants looking for office space increased nearly 6% in the first quarter of 2024 and is up more than 28% since the start of 2023, according to Jones Lang LaSalle (JLL), a global real estate services company. The focus for many employers will be on US metropolitan areas with a favorable ratio of high-quality office inventory, population growth, high education levels, low living and business costs, and concentration of office-using industries.  
Major urban and suburban areas that cracked the top 20 in a recent research report by JLL scored highly on all of those metrics. Most locations were in the southern and western United States, dominated by tech-centric industries that have come to expect modern offices with premium amenities.  
Again, though, the problem is one of demand exceeding supply: JLL reports that direct available space in offices less than 10 years old has fallen by more than 14% since the end of 2022.

Shades of Green: Sustainability Matters

We believe that sustainability considerations are also starting to influence office decisions, though the lack of a uniform federal mandate for environmental, social and governance (ESG) reporting can complicate the issue.  
Even so, lack of ESG qualifications could hasten the demise of older US buildings that can’t or won’t adopt greener technology. For many commercial real estate investors, a thorough examination of local and regional climate-hazard risks and potential future regulations is already part of their required diligence.

Punching In…to Opportunity

The way the US office market works has changed—and will continue to evolve. We think it’s time for investors to start looking through the doom and gloom that enveloped the office sector after the pandemic. In reality, office dynamics vary. The challenges facing a Class B office building in Manhattan won’t necessarily tell us much about modern workspaces in Dallas.  
The road ahead won’t be smooth, particularly for borrowers and lenders who face upcoming loan maturities. The cash-flow and occupancy challenges many offices face are real, and navigating the landscape requires regional knowledge and underwriting expertise. But a changing landscape begets opportunity, and for investors who have turned away from office, it may be time to punch back in.

One of the attractions is the new line of backhoe loaders, with the B110C and B95C models. The new products come with improvements and benefits, bringing even more operational comfort, savings to the customer and increased productivity.

New Holland Construction also introduced the W12D, an upgrade of the renowned 10-tonne 12D Evo wheel loader.

The brand also presented the W12D Fertilizer version equipped with an armored alternator, engine with special varnish protection, structures and chassis without sharp corners, sensors, wiring harnesses protected with special silicone, as well as a 2.3m³ bucket.

The brand also brought a new product to its portfolio: the E35D mini excavator. This is the first mini-excavator model with its own technology and with all the expertise of Sampierana, acquired by CNH in 2021.

Suitable to meet varied needs, the machine is ideal for light demolition work, work in urban areas, road and sidewalk maintenance, sanitation, landscaping and residential projects.

The brand expanded its product portfolio bringing another equipment option: the W80C compact loader, pre-launched for Brazil and Latin America.

"This new technology reinforces our leadership in the development of alternative, more sustainable fuels that deliver the same energy and operational efficiency as a conventional tractor, in addition to having a better cost-benefit ratio for the farmer," said Eduardo Kerbauy, New Holland's vice president for Latin America.

Biomethane propulsion technology offers numerous environmental advantages, including up to 80% reduction in emissions compared to a standard diesel engine. By using biomethane, the carbon impact of the machine is virtually zero, and a cost reduction of between 25% and 40% can be achieved when compared to conventional fuels.

“Military spouses are often overlooked in the workforce due to confusing resumes and frequent career breaks. Despite being highly educated and skilled, we face a staggering unemployment rate of over 20%, which is nearly four times higher than the national average,” Dexter said. “It’s essential that we recognize the value of military spouses in the workplace and provide opportunities that foster inclusivity and growth.”

“At Kinross, sustainability is a key consideration in all facets of our business and we focus on getting it right at all stages of the mining process, from exploration through to development, operations and mine closure,” said J. Paul Rollinson, CEO. “In 2022, we launched an updated ESG Strategy focusing on three key pillars – Workforce and Community, Natural Capital, and Climate and Energy – setting new target objectives within each. Over the past year we have executed on that Strategy, with excellent results both operationally and from a sustainability perspective. We continued to advance our people-centric safety programs and culture, prioritize environmental stewardship, and contribute meaningful and sustainable benefits to our host communities with $4.1 billion spent in 2023. Key highlights and achievements contained in the report include:

<ul><li>Generated $4.1 billion in economic benefits to host countries through payments to government (US$356 million), wages ($694 million), procurement ($3 billion), and community support ($15 million). Since 2010, Kinross has contributed $48 billion to the economies of Kinross’ host countries.</li>
	<li>Sustained high levels of local employment with 99% of the Company’s workforce and approximately 92% of management from within host countries, the latter increasing by 5% compared with 2022.</li>
	<li>Advanced Diversity, Equity, and Inclusion, achieving 14% female representation in Kinross’ workforce, the highest level achieved to date.</li>
	<li>Maintained low injury frequency rates that were in line with three-year averages and continued to advance performance across all leading indicators of safety performance. In 2023, 100% of Kinross operating sites implemented the Safety Excellence Program.</li>
	<li>Maintained top-tier ranking in The Globe and Mail’s annual governance review.</li>
	<li>Maintained record of zero material reportable incidents at the Company’s tailings sites for the 31st consecutive year.</li>
	<li>Water intensity per gold equivalent ounce improved by 9% from 2022 to 2023, building on the 8% decrease between 2021 and 2022, driven by a 9% decrease in total water consumed and increased gold production.</li>
	<li>Completed a gap assessment against the Task Force on Nature-related financial disclosures (TNFD), which will inform ongoing work on the Company’s strategy for natural capital.</li>
	<li>Advanced green energy projects across the Company, including completing the 34MW Tasiast solar plant, and increasing renewables in the Company’s energy mix. 	<li>On track to achieve goal of 30% reduction of Scope 1 and Scope 2 greenhouse gas emissions intensity (on a per gold equivalent ounce basis) over the 2021 baseline by 2030, through implementation of 15 energy efficiency projects in 2023, with combined GHG savings of more than 29,000 tonnes CO2e.</li>
	<li>Achieved high ESG rankings and ratings in the top quartile of the mining and metals sector including being recognized in the Dow Jones Sustainability World Index and the S&amp;P Global Sustainability Yearbook for 2024.</li>

AI has transformed the job market in the last year, here’s how recent grads can be better prepared.

While many in Gen Z are fearful of how AI could affect their job security, a new IBM study revealed this boom could actually create jobs.<a href="https://newsroom.ibm.com/2024-05-16-IBM-Study-As-CEOs-Race-Towards-Gen-AI-Adoption,-Questions-Around-Workforce-and-Culture-Persist" target="_blank"> 40% of CEOs surveyed plan to hire additional staff because of generative AI</a> and 51% percent say they are hiring for generative AI roles that did not exist last year, with more than half saying they are struggling to fill key technology roles. 

“There is a shift towards hiring people with these skills,” says Justina Nixon-Saintil, Vice President and Chief Impact Officer at IBM. “If you do not have basic AI skills, or even advanced AI skills, it is going to be more challenging for you to find meaningful employment.”

To capitalize upon these job opportunities, Nixon-Saintil suggests young people begin educating themselves on AI now. She says that there are many free resources and tools online that teach prompt writing, AI ethics and more.
